Maintaining your Breeze House


The first few days

Your building has been specialist treated with a stain preservative. The preservative will take time to cure and drying times will vary depending on weather conditions. Please be aware that clothing can pick up marks in the first few days after installation.

Timber re-treatment

When your Breeze House wooden gazebo was first crafted, it was treated with a wood preserver, specifically Bird Brand in Light Brown. We suggest you treat your building 12 moths after installation and then again every 3 years thereafter.

Any secondary treatments will significantly darken the colour of the building, so you may want to consider using a clear preserver, also available from Bird Brand.

Whichever colour you opt for, the treatment doesn’t need to be applied thickly with a brush, but rather gently rubbed into the wood and along the grain with a clean piece of cloth. The preservative will take time to cure and drying times will vary, depending on things such as weather conditions – watch out for staining on any clothes for a few days after treatment!

Alternatively, if you would prefer a more polished look to the finish of the wood – especially to the floor boards – consider using a wood oil instead. We recommend using Osmo Oak UV Protection Oil in 425 Oak Transparent. To be applied by brushing on, only one coat should be required. As with all wood work, preparation is key; be sure to give the wood a quick clean and a light sanding before applying the oil.

As with all paint and stains, please remember to test a small, discreet area first to make sure you are happy with the result before starting on a larger surface area.

Under the terms of your warranty, you must treat the building 12 months after installation and
every 3 years ongoing. Please keep the purchase receipts for the product used to re-treat your Breeze House.

Cape Reed thatch tiles & combination thatch

The thatch on the roof of your building requires no maintenance; it benefits most from being left undisturbed. As with all types of thatch, it is expected to shed reeds over the years. Cape Reed thatch will almost immediately begin to mature and age to a darker, grey colour; whereas combination thatch keeps its colour longer.

Typically, Cape Reed thatch lasts approximately 6-10 years and combination thatch lasts approximately 8-12 years. However, other factors such as weather and the positioning of the building in your garden can impact the life expectancy.

Cedar Shingle

If removing moss from cedar shingle tiles, then best to do it after a dry spell of weather – you can simply brush the roof lightly, which should do the job nicely.

For keeping moss or greening at bay you could use a clear, no colour Barrettine. When using, put only a minimum amount on the brush end; or use a rag/cloth to dab the solution lightly onto the tiles – this is to avoid the solution bleeding through and to avoid seepage. The solution should just coat the exterior of the tile and allow to dry. Ensure you apply this treatment during a dry spell.

During winter

During winter, it is recommended that at least one canvas side panel is left partly open to allow some airflow throughout the Breeze House. Damp, winter air trapped inside a closed space can, in some circumstances, cause mildew deposits.

Safety

Before attempting to install or operate your heater please read and understand all of these instructions.

  • Ensure your supply voltage is correct for
    the heater.
  • Installation should always be carried out by a qualified electrician or a competent person in accordance with current electrical regulations.
  • Always isolate and let the heater cool down before attempting to work on it.
  • You should also ensure no flammable material can come into contact with the heater.
  • Parts of this heater will get very hot when working. Take great care to avoid touching it when it is on and ensure it is cool before touching it when it is off.

Installation

Heaters come with either three pre-fitted hanging chains, which can be shortened if necessary, or a heavy-duty hook.

When hanging, adequate clearance should be allowed from all surfaces of the heater to ensure no heating damage to the materials of the building occurs. Required clearances will depend on the materials used – please contact us if you require further information.

The heater should only be installed in an indoor or weather-protected environment.

Please note: When the heater is first switched on, a small amount of smoke may appear from the heating cassettes. This smoke is usually accompanied by a strong smell. This is not a fault, is perfectly normal and will disappear after a few minutes.

3kw stainless steel infra-red suspended heater - installation instructions for a qualified electrician

This specially designed, purpose made, stainless steel heater makes use of highly efficient and durable, long life, infra-red cassettes, which rapidly turn virtually all of the electrical energy consumed into heat. This fast response, medium-wave radiant heat is absorbed by people and solid objects, as well as providing a warm, red glow of light. The radiant heat is not affected by air movement.

The heater has a fast warm up time of two minutes, is silent and does not create any odour when in use. As the heater has no moving parts it is virtually maintenance free and should offer years of trouble-free operation. The cassettes have a life expectancy of over 7000 hours of use. The heater should be hardwired to a 13 amp supply switch by a qualified electrician.

If the heater is to be located in a coastal area and used infrequently, it may become tarnished over time.

Models 1.5/3K3S

This is a three sided heater with 3 x 1000/500w dual quartz cassettes. The heater has a pre-connected 4 core heat resistant input lead. This should be connected to a dual switch with the brown lead for one 1.5KW heater circuit, the grey lead for the other 1.5KW heater circuit and the black lead the neutral. The switch should be connected to a 3 core PVC mains input lead, which should be connected to an appropriately fused outlet.

Switch wiring configuration (for 3kw heater)

Your Breeze House heater is supplied with a waterproof 2-gang switch. This allows the two halves of each element to be switched individually giving you half or full power. Wiring should be undertaken by a qualified electrician.

  • Switch 1 on (viewed from front) lower elements 1.5kw
  • Switch 2 on (viewed from front) upper elements 1.5kw
  • Both switches on – upper and lower elements 3kw  (full power)

Model 3/6K6SL

This is a six-sided heater with 2 rows of 6 x 500W quartz cassettes independently switched and a downlight. The heater has 2 pre-connected heat-resistant mains input leads, one 3 core cable for the top row of heaters (rated at 3kW). The second 5 core cable is for the bottom row of heaters (also rated at 3kW) and the light. The brown (live) and blue (neutral) leads are for the heater circuit. The green/yellow lead is the earth. These leads should be connected to the infa switch (supplied) as shown below. The infra switch incoming cable should be connected to an appropriately fused outlet able to carry 26A.

Quartz cassette replacement

  • Switch off and disconnect the equipment and let heater cool completely, this will take at least 30 minutes.
  • Remove the screws from the top of the heater and lift covering plate.
  • Remove the leads from the relevant heating cassette from the terminal block or terminal board.
  • Undo the two retaining nuts from the rear of the relevant heating cassette.
  • Pull the heating cassette together with guard away from the front of the pendant heater.

Replacement of new heating cassette is the reverse order of the above.

Light replacement

  • Switch off and disconnect the equipment and let heater cool completely, this will take at least 30 minutes.
  • Release the retaining circular clip which is holding the bulb in place by squeezing together the two ends of the clip.
    The bulb will now fall freely from the chrome enclosure.
  • Gently pull the bulb from the heater until you can take hold of the bulb holder.
  • Holding the bulb holder in one hand gently press the bulb into the holder with the other hand and rotate the bulb anticlockwise until it releases from the holder.
  • Take the new bulb and place it into the holder aligning with the connector holes and with gentle pressure towards the holder turn clockwise until the bulb fixes into place.
  • Push the bulb and holder back into the chrome enclosure and replace the retaining clip.

Cushions and canvas panels care guide


Cushions

Wipe fabric frequently with a damp cloth to maintain appearance. Most stains can be removed using warm/cold water and a clean cloth. Stains from products containing oil and grease should be treated with a spirit based solution. If soap based cleaners are used, ensure all residue is rinsed from the fabric.

The fabric can be cleaned with a mild hypochlorite solution: 1/2 spoon household bleach with 5 litres water or mineral spirit. Stains should be removed immediately – the longer they are left untreated, the more difficult they will become to remove.

  • Do not dry clean
  • Do not machine wash
  • Do not tumble dry
  • Warm iron
  • Cashmir cushions can be steam cleaned in-situ

Canvas panels

Your canvas panels are designed to withstand even the harshest of marine environments, but there are some simple steps you should take to maintain the fabric’s appearance.

Give the panels a gentle brush to remove any surface dirt to prevent it becoming ingrained in the weave. You can also hose them down with fresh water, although you must not use a jet wash as this damages the strength of the fabric and the waterproofing.

For more ingrained dirt or stains, you can use a warm water and mild soap solution to wash the canvas, although you must rinse off any soap thoroughly. Never use chlorine or bleach.

To prevent mould and mildew, it’s best to keep your canvas panels unrolled when wet, this allows them to dry properly and helps to keep them clean. Allow canvas to dry naturally, do not tumble dry or iron.
